Managing electrical work across several properties is a different job from fixing one homeowner's outlet. You're juggling tenant calls, board expectations, municipal inspections, insurance requirements, and budgets, often for dozens or hundreds of units at once. When an electrician doesn't call back, shows up without the right parts, or leaves no record of what was done, the problem lands on your desk. Integrated Electrical Solutions offers a Property Management Electrical Maintenance Program built for that reality. One licensed contractor handles routine maintenance, inspections, tenant service calls, common-area lighting, and emergencies across all of your properties. You get priority scheduling, consistent pricing, and written documentation for every visit, so you always know what was found, what was fixed, and what's coming up. We work with apartment complexes, condominium and homeowners associations, property management companies, owners of rental portfolios, and commercial property owners across Monmouth, Ocean, Mercer, Middlesex, and Bergen Counties. Whether you manage ten single-family rentals or a 300-unit community, the goal is the same: fewer surprises, faster repairs, and an electrical system you can account for.
Using whoever is available for each call may seem flexible, but it usually costs more. Each new electrician has to learn the property from scratch, pricing varies from call to call, and no one keeps a complete history. With one program contractor:
There's no minimum. Some clients enroll a single apartment complex; others enroll dozens of scattered rentals. The program scales to the size of your portfolio.
Most clients use an annual agreement that sets inspection frequency, response commitments, and labor rates. Pricing depends on the number and type of properties and the services you choose

Yes. We can invoice by property, building, owner entity, or association, and reference your purchase order or work order numbers.
If you'd like. Some managers want tenants to call us directly for scheduling; others prefer every request to go through the office. We follow your process.
Yes. Send us the inspection report, and we'll price and complete the electrical items, pull permits when required, and provide documentation so you can show the work was done.
Yes. We prepare clear written proposals boards can review, attend meetings when helpful, and keep records that support reserve planning. We can also help clarify which electrical components belong to the association and which belong to unit owners.
We serve property managers and associations throughout Monmouth County, Ocean County, Mercer County, Middlesex County, and Bergen County, and can support portfolios elsewhere in New Jersey.
A scheduled inspection finds problems while they're still cheap to fix. Our inspections are tailored to each property, but typically cover:
Signs of overheating, corrosion, water intrusion, loose connections, missing covers or knockouts, double-tapped breakers, and outdated or recalled equipment.
Accurate panel directories and the required clear working space in front of electrical equipment, which is often blocked by storage in utility rooms.
Damaged outlets and switches, missing cover plates, exposed wiring, and improper extension cord use in laundry rooms, clubhouses, and maintenance shops.
Testing of ground-fault and arc-fault devices in wet locations, kitchens, laundry areas, pools, and exterior outlets.
Fixture operation, photocells and timers, pole bases, and damaged or corroded fixtures, especially at shore properties exposed to salt air.
Function and battery duration tests, with results recorded.
Bonding, GFCI protection, and the condition of pump and lighting circuits.
Infrared scans of panels and switchgear can reveal hot connections that look normal to the eye.
After the visit, you receive a written report with photos for each property. Findings are ranked as urgent safety issues, recommended repairs, and items to plan for, with a price for each. That makes it easier to get approvals, plan budgets, and show owners or boards that the property is being maintained.
New Jersey’s housing stock spans more than a century. Historic homes, mid-century developments, and later suburban construction each carry different patterns. Licensed electricians regularly encounter the same set of conditions that affect safety, insurability, and the ability to add modern loads:
Garden apartments, mid-rise buildings, and two- to four-family homes share the same challenges: aging panels in individual units, overloaded house circuits, hallway and parking-lot lighting that fails at the worst time, and tenants who call the moment something stops working. We handle unit-level repairs between tenants and during occupancy, maintain common-area and exterior lighting, service laundry rooms and mechanical spaces, and help you prepare for the periodic state inspections that apply to multiple dwellings in New Jersey.
Association boards are responsible for shared electrical systems: clubhouse and pool equipment, site and street lighting, gate and entry systems, irrigation controllers, pump stations, and the feeders that serve buildings. Boards need a contractor who understands where association responsibility ends and the unit owner's begins, gives clear proposals the board can vote on, and keeps records that support reserve studies and long-term planning. We work directly with board members or through your community manager, whichever you prefer.
If you manage properties for multiple owners, you need a vendor who can follow your work order system, bill each property correctly, provide certificates of insurance on request, and communicate with your on-site staff. We set up each property in our system with its own contacts, access instructions, and history, so any of our electricians can walk in prepared.
Owners and managers of scattered single-family and small multi-family rentals face a different problem: properties spread across several towns, each with its own municipal rental registration, certificate of occupancy requirements, and tenant turnover schedule. We help keep turnovers on schedule with pre-occupancy electrical checks, smoke and carbon monoxide alarm work, and repairs flagged by township inspectors.
Office buildings, retail strip centers, medical offices, and light industrial properties need dependable lighting, tenant fit-out support, emergency and exit lighting maintenance, and quick response when a tenant loses power. We maintain landlord-side systems and can serve individual tenants under the same program. For general commercial electrical work and new construction, see our commercial electrical services.
Every portfolio is different, so the program is built around your properties rather than a fixed package. Most clients use some combination of the following:
Program clients go to the front of our schedule for routine and urgent calls, with response-time commitments written into your agreement. 24/7 emergency response. Power loss, burning smells, sparking equipment, flooded electrical rooms, and storm damage are handled around the clock.
A documented walkthrough of panels, common areas, exterior systems, and life-safety equipment, with findings ranked by urgency (see below).
Hallways, stairwells, parking lots, walkways, building exteriors, signage, and pole lighting, including LED retrofits that cut energy and maintenance costs.
Testing, battery replacement, and repair of emergency lights and exit signs so they're ready for fire inspections.
Installation, replacement, and interconnection of hardwired alarms, including the work needed for certificates of compliance at tenant turnover.
Panel and service repairs. Breaker replacement, panel upgrades, service repairs, and replacement of panels insurers flag, such as Federal Pacific and Zinsco.
Tenant electrical service. In-unit repairs for dead outlets, tripping breakers, failed fixtures, and appliance circuits, coordinated with tenants or your maintenance staff.
Turnover and make-ready work. Device replacements, fixture updates, GFCI and AFCI corrections, and safety checks between tenants.
Repairs required by municipal, insurance, or state inspections, completed and documented so you can close out the item.
Tightening and testing connections, thermal scans of panels where useful, and replacing worn components before they fail.
EV charging for residents, generator and transfer switch installations, lighting upgrades, and service upgrades, scoped and priced for board or owner approval.
Work orders, photos, inspection reports, and invoices organized by property.
After years of work in New Jersey multi-family buildings, rentals, and associations, we see the same issues again and again:
Many complexes built from the 1960s through the 1980s still have Federal Pacific or Zinsco panels in individual units. Insurers increasingly flag them, and replacing them across a property is easier to plan and budget when you know exactly how many remain.
Tenants now run window AC units, space heaters, air fryers, and home offices on circuits designed decades ago, leading to repeated breaker trips and warm outlets.
Dark parking areas and walkways are a safety and liability concern. Failed photocells, corroded fixtures, and damaged underground wiring are common causes.
Batteries in emergency fixtures and exit signs wear out quietly and often go unnoticed until an inspection or a power outage.
asement electrical rooms, exterior meter banks, and pool equipment are vulnerable to flooding and, at shore properties, salt-air corrosion.
Added outlets, swapped fixtures, and DIY repairs inside units create hazards that only show up later.
Panel directories that don't match the circuits, no history of past repairs, and no clear owner of common-area systems slow down every service call.
